What is a facility condition assessment?

An FCA is conducted to assess and document the current condition of properties as well as to make recommendations for repair, renovation, rehabilitation and normal maintenance. A Facility Condition Index (FCI) based on the building type and condition can be assigned to each property in a portfolio to measure its physical condition. The lower the FCI, the better, whereas a higher FCI places greater urgency on repairs and maintenance.

A consulting team conducts a high-level assessment of the assets in a portfolio to establish a baseline and recommend actions that may be required to maintain and repair the asset. Often, this building condition assessment report is compiled in a database, either housed with the owner or on a third-party platform. This information is then utilized as a living document and is maintained either by the owner or by the consultant as modifications, repairs and maintenance are performed.
